Fresh Fruit Dip

 

Ingredients:
  • 6 Archway Macaroons

  • 1 pint sour cream

  • ¼ cup of brown sugar

  • Directions:

    Start with crushed macaroons and mix together with the remaining ingredients.

     

    Spoon into a hollowed out pineapple. Surround pineapple with your favorite cut up fruit.

     

    Looks pretty and tastes great!

    Corned Beef Dinner

     Serves 8

    Ingredients:
  • 5 pound corned beef brisket

  • 2 bay leaves

  • 1 cup celery cut in 2 inch pieces

  • potatoes cut up

  • whole carrots cut up

  • ½ cup prepared mustard

  • ground clove

  • 1 medium onion

  • 6 whole cloves

  • 1 clove garlic

  • 8 peppercorns

  • cabbage quartered and sliced

  • ¼ cup brown sugar

  • Directions:

    Cover corned beef with cold water, add spices cover and cook for 4 hours Remove to an ovenproof dish. Fat side up.

     

    Skim fat, add potatoes and onion to liquid cover and cook for an additional 15 minutes, Then add carrots and cabbage cover and cook for 15 minutes more.

     

    Spread fat side of corned beef with mustard and sprinkle with 1/4 brown sugar and ground cloves. Bake at 350° degrees for 20 to 30 minutes.

    Serve with Irish Soda Bread

    Impossibly Easy Taco Pie

     Serves 4-6

    Ingredients:
  • 1 lb beef
  • 1 medium onion chopped (1/2 cup)

  • 1 package (1oz) Old El Paso taco seasoning mix

  • 1 can (4.5 oz) Old El Paso Chopped green chilies, drained

  • 1 cup milk

  • 2 eggs

  • 1/2 cup Original Bisquick mix

  • 1/2 cup shredded Cheddar or Monterey Jack cheese (3 oz)

  • 3/4 cup chopped tomato

  • 1 1/2 cup shredded lettuce

  • Directions:

    Heat oven to 400ºF. Spray 9" glass pie plate with cooking spray.

    Cook ground beef and onion in 10-inch skillet over medium heat, stirring occasionally, until beef is brown; drain. Stir in seasoning mix (dry). Spoon into pie plate; top with chilies.

    Stir milk, eggs and Bisquick mix until blended. Pour into pie plate.

    Bake about 25 minutes.

    Top with cheese and tomato. Bake 2 to 3 minutes longer or until cheese is melted. Let stand 5 minutes before serving. Serve with tomato and lettuce

    Despite our best efforts to determine the tax status of properties we insure, an issue sometimes arises post-closing when a treasurer has retroactively assessed the amount of a Principal Residence Exemption ("PRE") for a seller's earlier period (s) of ownership. This practice may or may not comply with the Act in such case made and provided, and this Alert provides a course of action to pursue when confronted with the situation.

    MCL 211.7cc (8) protects a bona fide purchaser from being assessed amounts of such retroactive denials of PRE after taking title. This section provides that:

    However, if the property has been transferred to a bona fide purchaser before additional taxes were billed to the seller as a result of the denial of a claim of exemption, the taxes, interest and penalties shall not be a lien on the property and shall not be billed to the bona fide purchaser, and the local tax collecting unit, if the local tax collecting unit has possession of the tax roll, or the county treasurer, if the county has possession of the tax roll shall notify the department of treasury of the amount of tax due and interest through the date of that notification. The department of treasury shall then assess the owner who claimed the exemption under this section for the tax and interest plus penalty accruing as a result of the denial of the claim for exemption, if any, as for unpaid taxes provided under 1941 PA 122, MCL 205.1 to 205.31 (emphasis added).

    In order to address the problem, then, you must determine: (1) when the property was transferred to the purchaser (i.e.

    the date of the deed), (2) when the additional taxes were first billed, and 3) for what period(s) the claim of PRE is being assessed.

    If the additional taxes were billed after the transfer of title, the treasurer should remove the additional taxes from the tax roll and notify the Michigan Department of Treasury (and relegating the department to pursue its collection remedies against the seller pursuant to provisions of the Act). If, after being presented with the provisions of Section 7cc(8), the treasurer remains unwilling to remove the additional taxes, suggest the treasurer contact the expert on the subject at the Michigan Department of Treasury, currently Chris Mida, whose direct number is (517) 373-1379, or e-mail him at: MidaCmichigan.gov.     Bacon Wrapped Water Chestnuts II

     

     
    Ingredients:
  • 1 lb bacon
  • 2 (8 oz) cans Water Chestnuts
  • 1/3 cup packed Brown Sugar
  • 1/3 cup Mayonnaise
  • 1/3 cup Chili Sauce
  • Directions:

    1. Preheat oven to 350º F (175º C)

    2. Cut each strip of bacon in half. Wrap one strip around one water chestnut. Secure with toothpick. Place in shallow baking dish.

    3. Bake at 350º F (175º C) for 20 minutes.

    4. While the wraps are baking, in a small bowl, mix the brown sugar, mayonnaise and chili sauce to make a barbeque sauce. After the wraps have finished baking, transfer them (removing them from the grease) to a second shallow baking dish. Pour sauce over the wraps.

    5. Bake at 350º F (175º C) for 10 to 15 additional minutes, or until bacon is crispy. Serve hot out of dish with toothpicks.

    Reissue Credit

    Do you know the value of turning in a prior title policy?

    Some may not be aware of the fact that most of the national underwriters have significantly reduced their reissue credit. Currently, the most credit you will receive is about a 40% credit against the premium up to the prior policy coverage amount. In most cases, this credit is available only on policies issued in the last two (2) years. Nevertheless, it is important to turn in your prior policy AT THE TIME THE ORDER IS PLACED to receive much faster service and to obtain the amount of credit that may be coming.

    Chicken Chili

      Servings = 6

    Ingredients:
  • 1 lb Cubed Chicken Breast
  • 1 can Black Beans
  • 1 8-oz can of Corn
  • 2 cloves Garlic
  • diced Green Onions to taste
  • 16-oz chucky Salsa
  • 1 can Pinto Beans
  • 1 8-oz can of Tomato Sauce
  • 1 tbsp Chili Powder
  • 10 Jalapeno (optional)
  • Method:

    Brown the chicken, then combine the balance of the ingredients and simmer until done - about 1 hour. Serve over nacho chips with sour cream and cheddar cheese. Garnish with the sliced jalapenos.

    Commercial Real Estate News

    On October 5, 2010, Public Act 201 of 20l0 entitled the “Commercial Real Estate Broker’s Lien Act”, was signed into effect by the Governor. Effective immediately, this Act creates a right to enforce a lien by a real estate Broker against commercial property which is the subject of a written commission agreement if recorded against the subject property prior to the date of conveyance.

     As a result of this Act, it is necessary in a commercial sale or lease transaction for us to include the following Schedule B requirement where we are closing and providing title insurance:

    Submit to the Company a Release of Lien from both the seller’s and buyer’s real estate Broker pursuant to the provisions of Public Act 201 or 2010 or submit an Affidavit executed by the seller and buyer that they have not employed the use of a Broker or Broker’s agent/employee in the transaction.

     The Affidavit must indemnify and hold Huron Title Company harmless for any inaccuracy in that representation.
